How Madison Flat Fee MLS handles information submitted through this site.

The current public site collects information when you contact the brokerage through the live marketing forms.

• Name, email address, and phone number when you submit the `/sell`, `/contact`, or `/seller-intake` forms.
• Property and transaction information you choose to share on `/sell`, `/seller-intake`, or `/seller-update`, including addresses, prices, timelines, and offer details.
• Spam-protection verification data from Cloudflare Turnstile on public forms.
• Any other information you voluntarily send by email or provide during a follow-up conversation with our team.

• Responding to inquiries and consultation requests.
• Preparing listing conversations and follow-up with sellers.
• Reviewing accepted-offer updates submitted through private seller workflow links.
• Managing the brokerage relationship if you decide to work with us.
• Maintaining and securing the admin area used by authorized team members.
• Measuring how the public marketing pages are used so the brokerage can improve page content and lead flow.

Cookie use on this project is limited and depends on whether you are browsing the public site or signing into the admin area.

• If an authorized team member signs into the admin area, the app uses NextAuth session cookies to keep that session active.
• The admin interface also stores a `sidebar_state` cookie to remember the sidebar open/collapsed preference.
• Public forms may load Cloudflare Turnstile to help block spam and abusive automated submissions.
• When `NEXT_PUBLIC_GA4_ID` is configured, the public marketing pages load Google Analytics 4 on indexable marketing routes such as `/`, `/about`, `/pricing`, `/sell`, `/contact`, `/privacy`, `/resources`, and the public resource subpages.
• The current Google Analytics 4 setup is limited to page views, major CTA clicks, `/sell` and `/contact` form-success events, `/sell` savings-calculator interaction, contact link clicks, and outbound-link clicks.
• Google Analytics 4 does not load on `/admin`, `/api`, `/seller-intake`, or `/seller-update`.
• As of April 11, 2026, the site does not load Google Ads, Facebook Pixel, or similar advertising trackers.

• We do not sell personal information.
• We may share submitted information with authorized team members, including Stuart Meland and Caleb Payne, when it is needed to respond to your inquiry or help deliver brokerage services.
• We may use service providers that help us host or operate the site, such as our web hosting, database, authentication, spam-protection, and email tools.
• If Google Analytics 4 is configured, Google may receive analytics event data about public marketing page visits and interactions.

• Form submissions are stored server-side in the application so the team can review and follow up.
• Admin access is restricted to authenticated users.
• We keep information for as long as it is reasonably needed for inquiry follow-up, service delivery, recordkeeping, or legal/business obligations.
